Buying a new-build property follows several simple, secure steps.

It all starts by defining your project: your budget, your search criteria, your goals and the area you’re looking in. This makes it possible to identify the new-build programmes best suited to your situation.

Once the property is chosen, you sign a reservation contract to secure the home. You then have a 10-day cooling-off period, after which you finalise your financing with the bank before signing the deed of sale at the notary.

Payment is then made progressively as construction advances, right up to the delivery of the home and the handover of the keys.

Many people think buying new-build is simple. In reality, several factors need to be mastered.

The search can be complex: many listings on SeLoger Neuf or LeBonCoin are inaccurate, sometimes with fake ads, no prices, no clear floor plans, or no visibility on the homes actually available.

Comparing programmes is essential. One street apart, a project can offer discounts, free notary fees or more advantageous terms — directly impacting your budget and your returns.

It’s also important to know the available incentives (PTZ, reduced VAT, etc.) and to understand VEFA, staged payments and warranties.

With new-build, several warranties protect the buyer:

  • Ten-year warranty (10 years): covers damage affecting the building’s structure.
